General Questions

  • How much is your application fee?

    The application fee is $35 per adult applicant. This consists of credit report, public records check, and administrative costs. The application fee can be paid online through this website during the application process. This application fee is non-refundable.

  • What are your minimum requirements for application approval?

    Our minimum requirements are a 700 FICO score, gross income of at least 3 times the rent amount or tenant's portion of the rent amount, no past evictions, no bankruptcies in the last 2 years, 2 years of verifiable and favorable rental history from an unbiased source, satisfactory length of employment in current position or same line of work. (Our complete rental qualification criteria is available upon request) 

  • Do you work with Section 8?

    Yes, subject to Section 8 rules and regulations, and our standard qualification criteria.

  • How can I view an available property?

    The available properties are listed on this website, and the times for available showings will generally be listed under the property information. 

  • What is the security deposit?

    The security deposit is generally equal to 1 month's rent amount for unfurnished properties. 

  • Do you accept pets?

    Generally, we do not accept pets. In certain rural properties, some pets may be allowed. Our office will provide more information as needed. 

  • How do I submit an application?

    Online applications are available by clicking on the Availability link of this website. 

  • How do I pay the rent?

    The monthly rent can be paid online by clicking on the “Pay Rent” tab on this website. We find this to be the preferred and most beneficial method. You can also call the office and pay by credit card or debit card. We also accept personal checks, cashier's checks, and money orders.

  • When is the rent due?

    The rent due date will be stipulated within the lease agreement. The due date is generally the 1st of each month. If the rent is not paid by the due date, it is late, and a 3 day notice to pay or quit may be issued. Late charges are incurred if payment is not received within 5 days after the due date. 

  • How do I submit a repair request?

    The quickest and best way to submit repair requests is by submitting online through the tenant portal. 

  • How can I reach someone in an emergency?

    If you contact us or make a maintenance request through the online portal, it will be responded to promptly. If you require a quicker response, the emergency contact number that is listed on your lease agreement can also be used. 

  • What are the office hours?

    We are generally available on an "appointment only" basis during normal business hours. We have representatives on call daily. 

  • How do I get more information about my tenancy?

    Please refer to your lease agreement and house rules. These documents answer almost all the questions you may have.

If any of our residents are considering purchasing a home, we are here to assist you in the process. We provide "white glove" homebuying services, that includes high-level and insightful local market knowledge to assist you in finding the right home to purchase. We assist in the pre-qualification process through our network of local and experienced lenders, and can provide our residents flexible move-out dates to assist in the transition between renting and homeownership. If our existing residents use our homebuying services and we represent our existing residents in the purchase of their home, we will expedite the security deposit refund process to assist in funding the new purchase.
